We base the price of the home inspection upon the size of the house that is above grade. This is typically reported in public records as "Living Area". Basement area, even if finished, is not included in the square footage for the purposes of our pricing. An area that is below grade, or partially below grade, will be considered basement area.

The inspection encompasses everything that is visible and accessible, from top to bottom, including all mechanical systems. For a full understanding of what is included in a professional home inspection, please view the ASHI Standards of Practice:

HOME INSPECTION PRICING

Add $100 for a long-ladder inspection to the base price of the home inspection. We will walk the roof if accessible and conditions are safe. Otherwise, the roof will be inspected by binoculars from the ground and/or from the roof eave (if less than 12'). This is the standard home inspection method of roof inspection (in fact, many inspectors won't, or can't, walk a roof - ask your inspector if it's important to you). Walking the roof may be the very best method for roof inspection and inspection of any roof penentrations (vent stacks, skylights, etc.), as well as the top of masonry chimneys. There is considerable risk to an inspector for this type of inspection, therefore, we charge additionally for this service. 

Up  to 1,500 s.f.:              $375.00

1,501 s.f. to 2,000 s.f.:     $425.00

2,001 s.f. to 2,500 s.f.:     $475.00

2,501 s.f. to 3,000 s.f.:     $575.00

3,001 s.f. to 3,500 s.f.:     $625.00

3,501 s.f. to 4,000 s.f.:     $675.00

4,001 s.f. to 4,500 s.f.:     $725.00

4,501 s.f. to 5,000 s.f.:     $775.00

5,001 s.f. to 5,500 s.f.:     $875.00

5,501 s.f. to 6,501 s.f.:     $975.00

Over 6,501 s.f., call for a quote.

CONDO PRICING (GARDEN STYLE)

Garden Style Condominium Pricing:  Add $150 to the above base price if the sale price is over a half million, and add $250 if the sale price is over a million.

OTHER FEES AND SERVICES

Additional Outbuildings:        $100.00 minimum

Additional Living Units:         $150.00 additional per additional unit

New Construction Premium:  $100.00 additional for new construction inspection 

Termite Inspection:              $50.00   NOTE: We do not perform stand-alone termite inspections. Termite inspections are only performed in conjunction with a home inspection.

Radon w/inspection:            $125.00

Radon w/out inspection:       $175.00

MOLD LIMITED SURVEY/SAMPLING PRICING

Mold sampling w/home inspection - limited air sampling survey is $225 minimum. The minimum consists of one control (outdoor) air sample, one indoor sample. Mold sampling w/out home inspection - limited air sampling survey is $375 minimum and is subject to availability.

Every air sample above the minimum is $100. Every culture sample is $100.

Lead Paint Testing:            By Quote   NOTE:  Lead Paint Testing is only performed in conjunction with a home inspection.

Specialized Building Diagnostic Inspections:  By Quote

Re-Inspections / Walk-through inspections:  $250 minimum

Re-Inspection / Walk-through inspection requiring a 'long ladder' or walking/accessing a roof, add $150.

Foundation Crawl Space Inspections:  $75 NOTE:  We attempt to access every foundation crawl space, which increases the time of an inspection, which may increase risk to the inspector.
