Pricing We price the inspection according to the complexity of the assignment. This will include the size of the home, age of the home, roof to be walked, perhaps the number of attics and below grade crawlspaces that need to be entered, etc. Home inspections can be complex and time consuming. Of course, you can always find a cheap inspection. Just watch Holmes Inspections to see the nightmares you may end up with. As Mike Holmes says, generally home inspections are too cheap! That's because inspectors are not qualified, don't have top-tier certifications, don't possess the very best in diagnostic equipment (such as infrared (IR) thermal imaging), etc. Many inspectors cut corners with their qualifications, and perhaps with the quality of the written report. Many won't say all there is to say so they don't alienate the agent that provided them the referral. This will save them considerable time on their report write-up as well. We enjoy a great reputation. We call things as we see them. Agents that don't like it, don't refer us. Some agents will explicitly refer inspectors they can "control"! Be assured that is not why we are successful. We are in demand due to the quality of our inspection services. A typical townhome inspection may take 2.5 to 3.5 hours. A larger home may take much longer (say up to 4 to 5 hours). Then, writing the report may take another few hours or more back at the office. Included are digital photos, infrared images as needed, diagrams, etc. Reports are always ready the next day by email. Our fees may be higher than many inspectors, however, you get more value. Selecting a home inspector is not like picking a gallon of milk off the shelf. There are inspectors that won't/dont' walk roofs, can't get into crawlspaces due to health or weight issues, can't even type or prepare poor written reports! You will get what you pay for!
