We base the price of the home inspection upon the size of the house that is above grade, and any added complexity. The living area is typically reported in public records. Below grade area is not included typically in the square footage. Also, garages, enclosed porches, and other similar areas would not be in the living area calculation. The inspection encompasses everything that is visible and accessible from top to bottom, inside and out, including all mechanical systems as per the ASHI Standards of Practice (SOP).
