Being an ASHI Certified Inspector is proof of verifiable experience. Also, our inspectors are university graduates, with additional licenses or certifications such as: BPI (Building Performance Institute) certified Building Analyst Professional; MD accredited Lead Inspector; MD Pest Control Applicator/Inspector for Termites and Wood Destroying Insects; Certified Mold Assessor; and, certified Radon Measurement Specialist with the National Radon Safety Board.

Currently in the state of Maryland, all that is required to be a licensed home inspector is a high school diploma, one class, and minimal general liability insurance. You can be a licensed home inspector NEVER HAVING PERFORMED EVEN ONE. There are many inspectors attempting to 'learn on the job'. Ask your prospective inspector how long they've been inspecting. Few have been ASHI Certified for a decade, or more. All the experts (including published articles in This Old House, Good Housekeeping, Smart Money, etc., and television broadcasts such as on 20/20 and the Today Show) recommend ASHI as a source for competent inspectors, and for good reason. You can trust an inspector that has premier and verifiable credentials. Use an ASHI Certified Inspector. Many inspectors say they 'belong' to ASHI, but few are really an ASHI Certified Inspector. There are about 100 ASHI Certified Inspectors in Maryland. Others will perhaps cite membership in other organizations. ASHI is the oldest and only professionally accredited home inspection organization. We use state of the art infrared (IR) thermal imaging and moisture detection equipment ON EVERY INSPECTION! We know many inspectors that will not use advanced technology for many stated reasons. However, it really comes down to perhaps not wanting to ‘bite the hand that feeds' them (I've heard an inspector say that he doesn't' want to make their AGENTS nervous with any new technology!), not being able to afford the technology, or, laziness (they can finish the inspection more quickly).   

Our inspection report is a state of the art, computer generated report with digital photos that is easy to understand.  No company produces a better written report. We deliver the report over the Internet that is available anywhere in the world within 24 hours. You are provided a unique password protected link for viewing. Beware of inspectors that deliver computerized reports on site. Any inspector can do it, but it only benefits the inspector. Reports must be less specific, and are often filled with boilerplate, if not cryptic, comments. With the software available today, almost anyone can make a bad inspection or inspector "look good". Also, a hand-written report is soon to be a thing of the past. Any inspector that hand writes a report does it purely as it is easier for them (how much can they write?), and/or, they lack basic computer skills.

If you are price shopping for the cheapest inspector, understand that you will get what you pay for. Our prices may be higher than the ‘quickie' inspectors out there, but they have to be. Training, education, certifications, licenses, more time on each inspection, producing a better product, running a professional business, etc., is always more expensive than someone that produces on-site hand-written reports, doesn't walk roofs, does not enter an attic or crawlspace, doesn't own the very best equipment, doesn't run a professional business, etc. Price is one measure, value is the other.
